Common problems we fix
Common jobs we handle most often. Tap a problem for the useful detail.
Boiler breakdowns
- Typical cause
- Ignition faults, pressure loss, error codes or failed components shutting the boiler down.
- What we do on arrival
- Read fault codes, check pressure and flues, then repair or advise on replacement if uneconomical.
- Time to fix
- Many faults clear same visit; some parts need ordering.
No hot water
- Typical cause
- Diverter valves, thermostats, immersion heaters or cylinder issues.
- What we do on arrival
- Establish whether heating and hot water both failed, then target the failed component.
- Time to fix
- Depends on system type (combi vs conventional).
Radiators cold or uneven
- Typical cause
- Sludge, balancing issues, failed TRVs or airlocks.
- What we do on arrival
- Bleed, balance, power-flush where needed, or replace failed valves.
- Time to fix
- Simple balancing is quick; full flush is a planned visit.
Boiler servicing
- Typical cause
- Annual service keeps efficiency up and helps protect warranties.
- What we do on arrival
- Strip-down check, clean key parts, test safely and record findings.
- Time to fix
- Typically a scheduled daytime appointment.
Immersion heaters
- Typical cause
- Failed elements or thermostats leaving the cylinder cold.
- What we do on arrival
- Isolate electrics, test and replace the failed part.
- Time to fix
- Often same-day when access to the cylinder is clear.
Thermostats & controls
- Typical cause
- Failed room stats, programmers or smart controls stopping heat on demand.
- What we do on arrival
- Test the control chain and replace or reconfigure as needed.
- Time to fix
- Usually a short visit once wiring access is available.
Boiler pressure problems
- Typical cause
- Leaks on the system, failed expansion vessels or habitual repressurising.
- What we do on arrival
- Find why pressure drops, fix the leak or vessel, then set pressure correctly.
- Time to fix
- Diagnosis first; repair length depends on leak location.
Commercial heating
- Typical cause
- Plant rooms and larger systems need experienced engineers and the right parts.
- What we do on arrival
- Assess safely, isolate plant as required, then repair or quote larger works.
- Time to fix
- Scoped per site — we confirm before major works.

Common questions

Can you service my boiler for warranty?+
We offer servicing that supports manufacturer requirements. Bring your boiler make/model when you book.
Do you work on commercial boilers?+
Yes. Commercial heating call-outs use our published heating rates; larger or defined projects can be quoted fixed or day rates — see pricing.
Should I turn the boiler off if it’s leaking?+
If it’s safe to do so, switch the boiler off and isolate water/gas as appropriate, then call us. Don’t ignore active leaks.
How are heating call-outs priced?+
Published hourly rates with a half-hour minimum, by time band. Parts and larger works are quoted separately.
